3RD QUARTER 2015 CLOSED SALES RISE BY 6.2%. Days on Market was down 7.3% to 148 days. The Median Sales Price decreased 3.7% to $301,000. Sellers were encouraged as Months Supply of Inventory was down 26.5% to 9.2 months. Median Sales Price for Single Family homes in the city during the 3rd Quarter decreased by 10.9% to $285,000 from $320,000 in the same quarter from last year. The Median Sales Price for the county decreased by 1.4% from $415,000 in the 3rd Quarter of 2014 to $409,000 in the 3rd Quarter of 2015. The median sales price of condos and townhomes increased from 3rd Quarter of 2014 by 4.5% to $239,250. Manufactured/Mobile homes Median Sales Price decreased by 13.3% to $136,525. Land sales in the county fell 19.1% the 3rd Quarter of 2015 to a $95,000 Median Sales Price; however, city Land sales jumped 4.9% in the 3rd Quarter of 2015 to $170,000. The total volume of home sales rose from $181.5M in the 3rd Quarter of 2014 to $188.7M in 2015 – an increase of 4%. And according to the Santa Fe Association of REALTORS®, “the job market has shown continual improvement, jobless rates are down, real average hourly and weekly earnings have been up and there has been good news in household formation.” In conclusion it was also noted that “we are in the midst of one of the healthiest housing markets in the past 15 years.”
