Santa Fe Real Estate Market Trends

3RD QUARTER 2016 MEDIAN SALES PRICE ROSE 5% to $315,000. Days on Market went down 14.8% to 155 days. Closed Sales increased 4.7%. New Listings in Santa Fe increased 8.1% to 1,096. Sellers were encouraged as Months Supply Inventory was down 10.2% to 8.2 months. Median Sales Price for Single Family homes in the city during the 3rd Quarter increased 5.9% to $306,000 from $289,000 in the same quarter from last year. The Median Sales Price for Single Family homes in the county is $452,400. Condo/Townhome Median Sales Price for the 2016 3rd Quarter is $271,750. 3rd Quarter 2015 price for Manufactured/Mobile Homes Median Sales Price was $136,525, and increased to $204,750 in the 3rd Quarter of 2016. The Median Sales price for Residential Land in the city in the 3rd Quarter of 2016 is $195,000, and the county Residential Land Median Sales Price is $90,000. The Total Volume of Single Family home sales in the city and county rose from $192.7M in the 3rd Quarter of 2015 to $207.5M in the 3rd Quarter of this year – an increase of 7.7%. In conclusion, according to the Santa Fe Association of REALTORS®, “the demand has remained high through the first three quarters of 2016, propping up sales and prices despite heavy reductions in inventory and months of supply across the country.”
