Santa Fe Real Estate Market Trends

2016 First Quarter Statistics (Compliments of


1ST QUARTER 2016 MEDIAN SALES PRICE ROSE 8.5% to $293,000. Days on Market went down 13.3% to 155 days. Closed Sales decreased 1.6%. New Listings in Santa Fe decreased 0.8% to 785. Sellers were encouraged as Months Supply Inventory was down 23.1% to 6.9 months. Median Sales Price for Single Family homes in the city during the 1st Quarter increased 8.8% to $283,875 from $261,000 in the same quarter from last year. The Median Sales Price for Single Family homes in the county is $431,750. Condo/Townhome Median Sales Price decreased from $220,000 to $207,000. The Manufactured/Mobile Homes Median Sales Price increased 20% to $180,000. Residential Land sales in the city went down 26.3% during the 1st Quarter of this year to $140,000, and the county Residential Land Median Sales Price increased 25.7% to $110,000. The Total Volume of home sales declined from $74.7M in the 1st Quarter of 2015 to $63.7M in the 1st Quarter of this year – a decrease of 14.7%. However, according to the Santa Fe Association of REALTORS®, “the second quarter tends to rank as the best time to list a home for sale.” In conclusion, “as seller and builder confidence increases, we should see more activity in Q2 2016.”
