Santa Fe Real Estate Market Trends

4TH QUARTER 2015 MEDIAN SALES PRICE INCREASED BY 0.3% to $300,000. Days on Market was down 11.25 percent to 152 days. Closed Sales went down 0.3%.  New Listings in the Santa Fe region increased 3.4 percent to 660. Sellers were encouraged as Months Supply of Inventory was down 24.3% to 8.4 months. Median Sales Price for Single Family homes in the city during the 4th Quarter increased by 1.7% to $304,000 from $299,000 in the same quarter from last year the Median Sales Price for the county increased by 16% from $388,000 in the 4th Quarter of 2014 to $450,000 in the 4th Quarter of 2015. The Median Sales Price of condos and townhomes decreased from 4th Quarter of 2014 by 5.2% to $244,000. Manufactured/Mobile homes Median Sales Price increased by 8.6% to $165,000. Land sales in the county rose 0.7% in the 4th Quarter of 2015 to an $112,000 Median Sales Price, and city Land sales sky rocketed up 92.8% in the 4th Quarter of 2015 to $226,500. The Total Volume of home sales declined from $180M in the 4th Quarter of 2014 to $159.3M in 2015 – a decrease of 11.5%. Although, according to the Santa Fe Association of REALTORS®, “a balanced market is anticipated for much of the country for the foreseeable future.” In conclusion it was also noted that “improved inventory and affordability remain key factors for continued optimism.”
