3rd QUARTER 2012 HOME SALES RISE BY 26% Overall Prices Hold Steady, Condo and Land Sales Jump (Santa Fe, NM – October 10, 2012) Overall City and County of Santa Fe home sales rose by 26.9% from 270 in the 3rd Quarter of 2011 to 344 in the 3rd Quarter of 2012. The overall median price of homes in the City and County during the 3rd Quarter fell by less than 1% to $328,125 from $330,000 in the same quarter of last year. The total volume of home sales rose from $125.4M in the 3rd Quarter of 2011 to $157.4M in 2012 – an increase of 25%. Condo and townhome sales nearly doubled during the 3rd Quarter of 2012 for a total of 106 compared to 59 in the 3rd Quarter of 2011. The median price of condos and townhomes also saw an increase from $255,000 in the 3rd Quarter of 2011 to $265,000 in 2012. Land sales jumped this quarter with a total for both the City and County of 37 in the 3rd Quarter of 2012 from 17 this same Quarter last year. The inventory of housing continues to shrink by 41% when comparing the most recent Quarter to the same Quarter in 2011. “The Santa Fe housing market had a strong third quarter with sales up in every category except manufactured homes,” stated Dan Wright, 2012 President of the Santa Fe Association of REALTORS®. “Santa Fe appears to be following the nation in rebounding,” he added. “Our data shows that housing affordability is at a record high looking back over the last seven years,” said Mr. Wright. “Inventories continue to shrink which will begin to place an upward pressure on prices,” he noted.
